Over long experience we have developed a tried and tested method of managing refurbishment and building works successfully. Each step builds on the previous one culminating in a beautifully executed interior that is completed on time and to budget.


Step 1 - Be clear about what you want done
If you have used our Interior Design service we will already have a detailed specification, if not then we will work closely with you to understand what you want to achieve, in what timeframe and to what budget.

Based on this we will develop detailed design/work instructions for each trades person/contractor. We may also at this stage identify the need for any planning permission, building regulations approval or licensing requirements for leasehold properties.
 

Step 2 – Tender the works.
We have an extensive list of highly skilled, reputable trades persons and builders to whom we will tender the works.

Our process for selecting contractors is thorough, including vetting their credentials, ensuring they are members of the appropriate trade bodies and have appropriate insurance. We will also take up references.
 

Step 3 – Assess the Estimates/Quotes
Once we have received responses to the tender we will assess them for completeness, cost, accuracy and overall quality. At this stage we may eliminate some of the proposals and pass the shortlist over to you for your review and approval.

At this stage we will have a more realistic budget based on actual quotes and a timetable for the works
 

Step 4 – Setting the ground rules
Before engaging a contractor it is important to set out the ground rules on what is expected on both sides. This should cover the works (as specified), the time frames, the order of the works and how the trades persons are to behave on site e.g. no smoking.

The most important aspect at this stage is the payment structure. This should always be based on progress rather than time.

Where the works are complex in nature we would always recommend signing a legal contract with the contractors. This is essential to protect your interests.

At this stage we will agree a payment schedule and timeframe with the contractors. Our general policy is to ensure that payments are scheduled across the project with a decent retention until the works have been completed to everyone’s satisfaction.
 

Stage 5 - Making sure everything goes according to plan.
Once works commence we will co-ordinate with them on site to ensure that the works progress according to the schedule, to the required standard and deal with issues as they arise.  

We will be on hand to address any concerns you may have and provide escorted visits to the site if necessary. Throughout the project we give you detailed updates on the budget and any changes.

No additional works or costs will be incurred without your explicit approval. This enables us to make sure that the budget is always kept under control.
 

Stage 6 Completion
Once works have completed we ensure that the site is cleared and cleaned by the contractors and the property left in a clean and tidy state.

For Interior Design clients it is at this stage that we then install all your furniture, flooring, artwork, window treatments and accessories leaving you with a perfectly finished interior.
